Located in the historic heart of Utrecht, this villa — which features a basement — has been expanded to include a custom-designed wellness and entertainment floor. In addition to an elegant wine room and a luxurious pool area, this floor houses a custom-built home cinema, where distinctive architecture and modern luxury come together. The cinema is fully tailored to the aesthetic of the surrounding spaces. Natural stone elements, rich materials, high-quality acoustic finishes, and carefully integrated lighting create a warm and exclusive atmosphere. The high-quality audio-visual technology is completely concealed within the interior, allowing technology and design to blend seamlessly. The result is a unique floor where relaxation, entertainment, and luxury living come together, right in the heart of Utrecht.

TIM Exclusive Gardens (Design)
Behind the acoustically transparent screen, three PMC Ci65 front speakers deliver impressive sound reproduction. The PMC Ci45 surround and rear surround speakers are seamlessly integrated into the sound-absorbing walls, while the PMC Ci30 Atmos speakers are discreetly mounted behind the acoustic ceiling panels. Two JL Audio E110 12-inch subwoofers deliver powerful and controlled bass reproduction. Driven by a Trinnov Altitude16 processor, a Trinnov Amplitude16 amplifier, and a Sony VPL-XW5000 4K laser projector, a reference-level configuration has been selected. The combination of PMC Audio and Trinnov is highly regarded worldwide in professional studios and the most exclusive home theaters, delivering an exceptionally accurate, immersive movie experience.
In collaboration with the designer (TIM Exclusive), MoreSenz has created a luxurious space that is in keeping with the rest of the basement, while also taking acoustics into account. For example, the walls are fitted with acoustic panels featuring a wood-grain texture and upholstered panels, behind which the speakers and acoustic materials are installed.
The entire home theater is controlled by MoreSenz’s high-end media control system. Using an iPad, the user can effortlessly control the entire space, from lighting and equipment to streaming services like Netflix. Thanks to smart automation, the system seamlessly switches between sources such as game consoles, a Blu-ray player, a NAS, and a PC. With the push of a button, everything is instantly ready for the ultimate viewing experience.
